1098-T vs Qualified college expenses

So this is my first time doing taxes with a kid in college. Reading up on the American Opportunity Credit (https://www.irs.gov/pub/irs-pdf/p970.pdf), as far as I can tell, tuition+fees are qualifying expenses, but room+board are not.

So I got a 1098-T from the college, and it's got Box 1 = 1/2...
